Why Jacksonville RV owners need off-site storage

Most people don't buy an RV and then go looking for somewhere to park it. They buy the RV, bring it home, and find out the hard way that a 32-foot travel trailer does not fit in a suburban driveway — or that the HOA has a rule about it, and a neighbor who knows the rule by heart.

That's the call we get most often on the Northside. Somebody bought a rig in the spring, parked it beside the house, and got a letter. Deed restrictions across Jacksonville's newer subdivisions routinely ban recreational vehicles from being parked in driveways or side yards for more than a day or two at a time, and even where the HOA allows it, city setback rules and plain physics usually don't. A Class A motorhome is wider than most driveways and taller than most garage doors.

The other half of the calls are simpler: there's just no room. Older Northside lots weren't laid out with a 40-foot fifth-wheel in mind, and backing one down a narrow street past parked cars gets old fast.

Class A, fifth-wheel, and 40 ft+ RV storage

This is the part of the Jacksonville market that's genuinely hard to solve. Most self-storage facilities that advertise "RV parking" are really offering a 10 × 20 or 10 × 30 space — fine for a bass boat or a pop-up, useless for a 43-foot diesel pusher. Owners of big rigs end up calling six places and hearing "we can't take anything that long" six times.

Our Tier 3 spaces are built for exactly those vehicles: Class A motorhomes, fifth-wheels, toy haulers, and oversized travel trailers over 40 feet. $150 a month, same month-to-month terms as everything else, same 24/7 gate code.

A few things worth knowing before you bring a large rig over:

  • Measure honestly. Manufacturer "length" often excludes the hitch or the rear ladder. Tape-measure the whole thing so we assign you a space that actually works the first time.
  • Call ahead for the big ones. If you're over 40 feet, a quick call to (904) 304-8908 lets us walk the lot and reserve a space with a clean approach angle instead of you finding out on move-in day.
  • Turning room matters more than the space itself. Our lanes are laid out for rigs that need room to swing, which is not something you can tell from an online listing photo.

One rule we don't bend: no semi trucks or commercial tractors. We keep this a clean residential and recreational lot, which is a big part of why it stays quiet and why our neighbors don't mind us.

RV storage minutes from Jacksonville International Airport

We're on Duval Road, a few minutes from the terminals at Jacksonville International (JAX). That turns out to be useful in two directions.

If you're flying out, you can drop the RV or the tow vehicle here instead of leaving it in a driveway for two weeks, and you're close enough that a rideshare to the airport costs about as much as a coffee. If you're flying in to start a trip — which is common for snowbirds and for people who keep a rig in Florida but live somewhere else — you can land, get to the lot, and be on the road the same afternoon.

It also works for staging. Plenty of our customers pull the rig out the night before a trip, load it up at home, and bring it back the following weekend. Daily storage is $30 and weekly is $100, so short stays don't require a monthly commitment.

Serving Oceanway, Dinsmore, Pecan Park, Yulee, Callahan, and Nassau County

We're a Northside lot and we're honest about our catchment. If you live in Mandarin or out at the Beaches, there are closer options and you should take them — nobody wants to drive 45 minutes to fetch their own camper.

Where we make sense is north of the river: Oceanway, Dinsmore, Pecan Park, Highlands, Garden City, and Northside Jacksonville proper, plus everything up I-95 toward Yulee, Callahan, and Nassau County. Baldwin and the western Northside work too. From most of those neighborhoods you're looking at a ten-to-twenty-minute drive, with I-95 and I-295 both close enough that you're not fighting surface streets with a trailer behind you.

What to do before you store your RV

Florida is hard on parked vehicles. Heat, humidity, UV, and afternoon thunderstorms will find every weak seal and every neglected battery. None of this is complicated, but skipping it is how people come back after a summer to a mildew problem.

Tires

UV is the enemy. Cover the tires or park so they get as little direct afternoon sun as possible, inflate to the sidewall pressure before you park it, and if the rig is going to sit for several months, move it a few feet every so often so the same patch of rubber isn't loaded the whole time.

Propane and batteries

Close the propane valves. Disconnect the house and chassis batteries, or put them on a maintainer — a Florida summer will cook a neglected battery flat and then kill it. If you pull them, store them somewhere cool rather than leaving them in the compartment.

Moisture

This is the big one here. Humidity gets into a sealed RV and stays there. Empty the fresh and grey tanks, run the fridge dry with the door propped, put desiccant tubs in the living area and any closed cabinets, and leave roof vents cracked under their covers if your rig has them. Anything soft that can hold moisture — bedding, towels, cushions you can remove — is better off at home.

Seals and the roof

Walk the roof and check the sealant around vents, skylights, and the front and rear caps before it sits. A hairline crack that's fine in dry weather becomes a soaked ceiling panel after a month of Jacksonville afternoon storms.

Pests and fuel

Pull every crumb of food, including the pantry items you forgot about. Steel wool in obvious entry points and a few traps go a long way. If the rig will sit more than a couple of months, add fuel stabilizer and run the engine long enough to get it through the system.
